1. What are the benefits to modular and manufactured homes, as opposed to traditional “stick” built homes?
Schaff’s modular and manufactured homes are constructed in a controlled factory environment, free from outdoor elements that can damage a “site” constructed home. Less
waste at your home site reduces the need for unnecessary trash disposal and results in a cost savings on wood, landfill use and other materials. With this method timelines are also reduced, so that
you are more likely to close your loans more quickly and save valuable interest dollars!
2. What is the difference between a Modular and a Factory Built / Manufactured home?
The main difference between modular homes and manufactured homes (also called factory built homes), is the building code to which each is constructed.
Modular homes are built to individual state and local building codes and are designed to be placed permanently on a foundation or crawl space. These homes all have at least
a 5/12 roof pitch and smooth finish drywall interiors. Schaff’s modular homes offer maximum flexibility and can be “custom designed” to suit your individual needs.

- Two story
- Cape Cod
Manufactured homes are built to federal government standards, as set forth by the Department of Housing and Urban Development. The homes are usually built on a steel frame,
intended to stay under the home when it is sited and can be set onto a basement or crawl space. The roof pitch is more shallow (3/12), but most manufactured homes have options that will allow
for an increased roof pitch and smooth finish drywall interiors.

3. What are my building options? New home construction requires extensive site preparation, ranging from foundations to utilities, and
we pride ourselves in being able to assist you with this type of work.
- Turn-key Package: Schaff’s Home Center can provide all of the building materials for your new home, and our expert craftsmen are available to coordinate and
implement all of your site preparation. Site work includes assistance with your well, septic system, foundation, basement, garage, porches, patios and more! In addition, we can
help with your financing too.
- Other Options: If you already have a site contractor, we can offer land consultation, deliver your materials, set the house on your foundation, and finish
the interiors. Interior finishing includes completing the siding, drywall, carpet and shingles at a minimum. You also have the option to order the materials and hire your own
sub-contractors or do the interior finishing work yourself. We will be happy to provide your contractor with all of the necessary information and details for completing your home!
